Before you decided to rent any house.

1)Get your agent's Name Card,
2)Request to see the Owner's House TITLE DEED,Power Utilities Bill(PUB) Addressee
3)Request to see Agent's Company contract,
4)Request a thumb printing system instead of signature in both contract & receipts,
5)Talk to owner if possible to understand him/her more,
6)Never pay "advance rental" before you move in
7)Request a photocopy of Owner's Identity Card(IC)
8)Check Owner's HP number is valid/unvalid
9)Request owner's house phone number

Lastly
10)When all the above is provided and process then you sign the contract.

租房之前的注意事项

1. 要拿中介的名片 (最好是全名,别名的话可信度打折扣,有照片最好)
2. 一定要要求查看屋主的建屋局地契(Title Deed), 英文全名叫(Deeds of Assignment), 正本是由建屋局收的,屋主持的是复印件,但是上面有建屋局的印章,注意, 建屋局的印章不是复印的,有颜色的。要注意比对地契上的ic号码和屋主ic号码是一致的
3. 一定要检查好和约,正规合约是中介公司的公司合约,大约5到8页,不是那种只有一页纸的那种只有你和房东的山寨和约
4. 要求屋主,中介还有自己在和约的签名上按手印,而不只是简单的签名,因为他完全可以随手划一个他从来没用过的签名
5. 有可能的话最好和屋主在签约前多沟通,加深了解
6. 拿到钥匙入住之前千万不能提前付房租,特别是提前付数月房租
7. 要求屋主的ic复印件
8. 确定屋主的手机是有效的
9. 要求屋主的座机电话号码

在符合所有上述条件后, 才签约


When things got terribly wrong

eg.money got cheated

1)Produce the documents signed with thumbprinting system
2)Report police with agent
3)Report Neighbourhood Minister(MP) with agent
4)Report to Small claim in Suborninate Court with agent as witness
5)Wait for the date of court hearing
6)Request the Judge to seize Owner's residence property if the owner can't pay
7)When thumbprint system,then the Singapore Law can be effective,if not by signature,the owner can deny

**if the owner don't turn up for court hearing,request for warrant arrest!
**request agent's fee to be return(take about 1 month)
**if case won,agent's fee not refundable.

当你发现事情坏了时怎么办
(被骗了)
1. 找到你的有手印的合约
2. 和你的中介一起去报警
3. 让你的中介带你或者你自己去向社区议员(MP)投诉
4. 去初级法庭的小额赔偿法庭告,希望你的中介能做你的证人
5. 等待开庭
6. 要求法官查封屋主的财产如果他不还钱
7. 如果有手印的话,新加坡法律就能发挥效用,签名的话屋主是可以否认的

*如果被告没有出庭, 可以向法庭申请逮捕令 (warrant arrest)
*要求退还中介费
*如果官司赢了就不能拿回中介费
